A SECOND HOME ON YOUR LOT
Laneway houses, carriage houses and secondary suites can add rental income, family space or a place to age in place. What is allowed depends on your lot size, zoning, setbacks, parking and servicing, and the rules change, so we check them first.
We have also designed a main house with a laneway house on the same property. We design them as a pair so access, privacy and servicing work together.
WHAT YOU RECEIVE
A zoning check, concept plans, working drawings for the building permit, and structure and bracing design. We coordinate surveys or engineering reports when your site requires them.

Can you design a basement suite?
Yes. Secondary suites in new homes and existing homes are part of our work. The rules for your municipality and the building code requirements for the suite are confirmed at the start.
